CHANGES MADE TO NORTH LOOP GREEN DESIGN

Plans have changed slightly for a large mixed-use project planned for what is currently a surface parking lot in the North Loop.

Developer Hines is planning a “vibrant, high-density, transit-oriented, mixed-use development” they’re calling North Loop Green for a site located at 520 N 4th Street . The project will be the third and final phase of Hine’s Rail Yards Area redevelopment and is being designed by ESG Architecture and Design.

THE PROJECT 

The 3.4 acre site that Hines is developing is unique not only due to the fact that it is right across the street from the Twins stadium or for the fact that it is wedged between two elevated roadways, but it’s also unique as the site physically runs beneath those two roadways.  

In total, North Loop Green will include 450 residential units, 340,000 square feet of class A office space (some of that space will become ESG’s new headquarters), 20,200 square feet of retail space and approximately 590 enclosed parking spaces on four underground levels. 

The 20,500 square feet of retail space will all be located within the office building. 14,000 square feet of retail space will be located on the first two floors and another 6,200 square feet of retail space will be located on the 14th floor where the two buildings are linked via a skydeck. 

The residential units within the project will include 354 market-rate apartments and 96 short-term rental units. The exact sizes of the units have yet to be revealed but are anticipated to include studios, one-bedroom and two-bedroom units.

The first round of designs for the project went to the Minneapolis Planning Commission Committee of the Whole in late July (if you want to see those plans click here) and now the developer is back with updated plans.

THE CHANGES

There have been a series of changes to the original plans that you may notice… or you may not. 

One large change to the residential building are that the height has been lowered to 35 stories (one story less) as one more unit was able to be fit onto each floor. The exterior cladding and composition of the residential building has also been updated to create a stronger connection to the surrounding North Loop architecture. The exterior will now include a much more solid façade which is planned to be clad in either precast or metal panels. More openings have also been added to the north and south sides of the building while the east and west sides have had their exterior cladding lightened and more transparency added.

When it comes to the office building the height has remained the same however the building’s floorplates were simplified, removing some exterior jogs on the western side of the building. In addition, the exterior of the office building was slightly updated and the ground floor retail space that is planned to be a restaurant was brought space closer to the 5th Street.

Last but not least, there were some changes to the public park area after stakeholder feedback was received. We have more information on what that part of the project will include below.

THE GREEN

Remember that area we discussed earlier that will run beneath the two roadways? Hines has plans to construct a new public park there called “The Green.”

The Green will be located partially under the 3rd Street viaduct and partially under the 4th Street viaduct. The park will feature “community green space, a dog park, easy access to/from the Cedar Lake Trail for bicyclists and pedestrians, an area for food trucks” and more. The park will also include a nod to the historic past of the rail yards.

Before you begin to question if this park will see light of day due to its location under those viaducts, let us inform you that it park also covers the area between the two viaducts which is open to the sky. That area will be a flexible space for low-intensity activities and organized events. “A movable stage structure, with a railroad platform motif” will also be included and programmed for musical or theatrical events.

On the north side of the site there will be a small plaza with exhibits and artifacts relating to the history of the rail yards along with a small outdoor fitness plaza that will include outdoor exercise equipment. The developers plan to clad the area beneath the viaducts with “interesting and creative lighting and color.”

Now, let’s talk about that dog park.

The dog park will be located beneath the 4th street viaduct and will be available for use by residents and tenants of the buildings along with the general public (wahoooo). It’ll be fenced on all sides and will feature topographic features, seating for dog owners, equipment for cleaning and features that encourage dog amusement.

Being The Green will sit below street level there will need to be a way to get there from the area where the light rail is. In order to do so individuals will traverse a large plaza on 5th Street that winds through the site and eventually meets a “grand staircase.” That staircase extends from the upper level of the project that is at grade with 5th Street down the lower level where The Green will be located.

Work on North Loop Green is anticipated to begin in 2020 and be complete in 2022.

Plans for North Loop Green will be presented to the Minneapolis Planning Commission Committee of the Whole this Thursday, September 26th at 4:30pm.

 

 

 

36-STORY TOWER PLANNED FOR THE NORTH LOOP

A parking lot adjacent to the Twins Stadium is set to become home to a large mixed-use development. 

Houston-based Hines has revealed that they are planning a new development called “North Loop Green” on the site located at 350 N Fifth Street in the North Loop neighborhood. The development would include a 36-story residential building and a 14-story office building.  

The 36-story building would be home to 450 rental apartments. Those units would be split into two different types with 360 of them being market-rate apartments and another 90 being short-term rental apartments. Each apartment type would have their own designated lobbies but both would share the same amenities.

The 14-story building would be home to 340,000 square feet of office space and has actually already landed a tenant for a portion of that space. ESG Architecture & Design, the firm who also designed the project, has committed to move their entire office of 175 employees from their current space on Washington Avenue to the new office tower once complete in late 2022.

ESG was selected by Hines after a national search due to their understanding of Minneapolis and the number of projects they have completed within the city. North Loop Green is ESG’s largest project that they have worked on to date.

When it comes to the design of North Loop Green it was designed with transit and density in mind. Hines hopes that the site can be an “urban oasis” for travelers coming from the Blue and Green light rail lines, the Northstar Commuter Rail and the Cedar Lake Trail

A new “grand staircase” along with pathways and plazas will be built within the site that will connect it to the Cedar Lake Trail below. A large plaza will be located in front of the two towers that will feature gathering space for the community. 15,000 square feet of retail space will be located off of this plaza on the ground floor of each building.

When it comes to the designs of the buildings Hines wanted to ensure that characteristics from both the North Loop and the Downtown Central Business District where both included. ESG therefore designed the buildings to feature clean and crisp silhouettes that draw from many of the designs of skyscrapers in the CBD while also featuring handmade design elements inspired by the North Loop. 

One unique design element of North Loop Green will be an “amenity bridge” that spans between the two buildings. Due to the taller floor-to-floor heights in the office building the bridge will connect on the 17th story of the residential building and the 14th story of the office building. Within the bridge there will be 5,000 square feet of indoor/outdoor space to house a restaurant and bar that will have stunning views of the downtown skyline.  

Hines has owned the site where North Loop Green will be constructed since 2012. The site is part of a 6 acre-parcel of land where Hines has already developed two phases with the first being Dock Street Flats and the second being the T3 office building. 

This also isn’t the first proposal that Hines has had in the works for 350 N Fifth Street. Back when The Development Tracker first began Hines was exploring another two-tower proposal that would have included two 20-story buildings. One of the buildings would have included office space while the other had not been determined at the time. You can see that proposal here.

Hines will submit their plans for North Loop Green to the city of Minneapolis and the North Loop neighborhood later this week. The project still will need to go through all of the formal city review processes which means construction most likely wouldn’t begin until Spring 2020 at the earliest.

800 WASHINGTON PROPOSAL GROWS IN SIZE

AECOM’s proposal for a vacant site at 800 Washington Avenue S has grown in size.

Plans were revealed last year for a block long eight-story mixed-use building with a skinny rectangular footprint that would include retail, office and residential space. Since then the proposal has been revised and the building has grown in height from nine stories to 14.

In total the project would include 9,870 square feet of retail space, 18,540 square feet of office space and 127 condominium units. The retail space would all be located on the ground floor and at the moment is divided into seven different spaces with one being intended to be used as a restaurant. The office space would be located on level three and would be home to the American Academy of Neurology. The space would be directly connected to their headquarters next door via a private skyway on the same level.

Levels four through 14 would include the residential units which would be a mix of studio, one bedroom, two-bedroom and three-bedroom condominiums. Levels 13 and 14 would also include a number of penthouse units. Parking for 109 vehicles is planned for three underground levels.

Amenities within 800 Washington would include a spacious lobby, mail room, bike room, outdoor lounge and outdoor dog run on the ground floor. On the second floor a large clubroom, a mezzanine lounge and a massive fitness center are planned.

Now let’s talk about the gardens.

AECOM has worked hard to make sure that their proposal is not just another mixed-use building. The building sports a unique design with cantilevering floor-plates, unique window alignments and even more uniquely multiple large garden spaces spread throughout the project.

Level three, the private office space, would feature an inset pocket garden for private use by the AAN. The sixth floor of the building would include a roof garden and a separate pocket garden. Level eight would include another outdoor garden space with this one being designated as a “winter garden.” Level 11 and 12 would both feature a single pocket garden with level 14 including another pocket garden along with a roof garden. Not shown on the floorplans but shown in the elevations is the potential for a rooftop farm also.

So, if you were counting that’s one winter garden, five pocket gardens, two roof gardens and maybe one roof top farm. Now that’s a lot of gardens.  

In designing the project Dwyer Oglesbay Architects worked hard to create a development that would provide a way of living that improves the lives of not only the residents who occupy the building, but also the surrounding neighborhood.

800 Washington will promote environmental, public and personal health through a number of ways. As mentioned above, pocket gardens have been included throughout the project that when complete will actually add more green space to the site than what was originally there before a building was constructed. Another interesting aspect besides the unique shape of the building is the use of smog filtering concrete on the exterior. The use of that specialized concrete will help 800 Washington reach their goal to “improve activity, physical and metal health and long-term durability” for the building and the surrounding area.

The team working on 800 Washington includes visioneer and developer Sandra Rieger & Co, Development Manager AECOM, Contractor Knutson Construction along with architectural firm D/O Architects.

NEW RENDERINGS RELEASED FOR UNITED PROPERTIES GATEWAY PROJECT

The time has finally come for United Properties’ Gateway mixed-use tower to rise and with that comes new renderings.

Site prep has officially begun at the site located at the corner of Third Street and Nicollet (or Washington Avenue S and Hennepin Avenue depending on how you look at it). What once was a full city block of surface parking will soon give way to a new 36 story mixed-use tower complete with office and retail space along with the Four Seasons Hotel & Private Residences.

YEARS IN THE MAKING

If you’ve been following this project with us then you already know it has been in the works for years.

With the project going through a number of design changes throughout the years, and especially this past year, it had become somewhat unclear as to what the the final design might actually look like.

Well, good news. With the recent confirmation that the Four Seasons Hotel & Private Residences will open within the building we do know that the project will truly be mixed-use.

With those details having now been solidified United Properties has posted updated renderings of the project on their website and we’ve got them right here for you to feast your eyes on.

EXTERIOR DESIGN CHANGES

While much fo the building’s mass has stayed the same since its most recent proposals we do see a change in some of the exterior materials being used in the newest renderings. It now looks like that the tower podium (base) will be clad in what appears to be metal rather than what appeared to be stone in the previous renderings. The new renderings also show a slight increase in the use of glass within the podium area.

Overall the color tones have also been changed from what originally looked to be a warmer pallet to a much cooler palette of grays and chromes.

In the rendering below we also see the recently agreed upon porte cochere located off of Hennepin Avenue. This area will serve as the main entrance to the building.

FLOOR BY FLOOR BREAKOUT

Now let’s take a moment to see how the space within the building shook out.

The ground floor, as mentioned above, will feature the porte cochere that will provide access to the lobbies for the Four Seasons Hotel & Residences, the office space and anchor tenant RBC Wealth Management, along with the retail space.

Three spaces have been designated as retail on the ground floor of the building. RBC will open a bank branch within a 2,150 square foot retail space facing S Washington Avenue. There is also a 5,428 square foot restaurant space and a 1,523 square foot retail space located off of Nicollet.

The second floor of the building will house back of house space for the hotel along with two skyway connections. One would lead to the Minneapolis Central Library and the other to Marquette Plaza.

Floor three of the building will be home to a 6,900 square foot ballroom, a junior ballroom, four meeting rooms, a board room, admin space, restrooms and pre-function space.

Floor four of the project will be home to the hotel amenities which will include an indoor/outdoor pool. a fitness center, large spa and large outdoor terrace complete with bar.

Floors five through 21 will be home to 532,340 square feet of office space. RBC Wealth Management will occupy 370,000 square feet of that office space, which makes them the anchor of the project. With such a commitment the company will also receive space for their logo at the top of the building facing the downtown skyline.

Floor 22 will be strictly mechanical space.

Floors 23-32 will be home to the Four Seasons Hotel and its 280 rooms.

Floors 33-36 will be home to the Four Seasons Private Residences which will feature 22 condo units. The smallest condo unit is planned to be around 1,700 square feet with the largest unit coming in at around 6,635 square feet. Every unit within the building will have access to one of two private outdoor balcony spaces. The largest unit mentioned above will also have a stunning 1,055 square foot terrace that has pristine views of the Mississippi River.

LAST BUT NOT LEAST, THE GREEN SPACE

We’ve talked a lot about what is inside the Gateway project, but now let’s talk about whats on the outside.

The corner of S Washington Avenue and Nicollet will feature a large outdoor plaza with multiple seating areas, green spaces and art pieces. The space also will be adjacent to a large outdoor dining area for the restaurant space.

The plaza area was required to be left somewhat vacant so that if in the future the city of Minneapolis decides to construct the Nicollet Central Modern Streetcar system it can run through the site connecting Nicollet Mall and Hennepin Avenue.

McGough is the GC for the Gateway project while United Properties is the developer. Completion of the Gateway project will begin to occur in late 2021 when RBC is expected to move into their new office space.

 
THE DAYTON'S PROJECT: NEW DETAILS, NEW IMAGES

We’ve got some exciting updates on The Dayton’s Project.

The redevelopment of what was most recently was a Macy’s in Downtown Minneapolis is moving forward and at full speed.

Construction began in March 2017 on the $250+ million transformation of the 12 story, 1.2 million square foot building. Demolition work within the building was completed in late 2018 readying it for its restoration, renovation and reconfiguration to begin.

Since then construction has been relatively contained however you can expect to really start to see things progressing now since the developers and the Historical Preservation Committee recently were able to agree upon a central void size.

The project also recently gained the rights to use the official Dayton’s logo within their marketing and with that comes a new marketing brochure which has revealed some new and exciting details about the project. 

THE PLANS

Once complete there will be over 200,000 square feet of retail space located on the basement, first and second floors of building. The remaining nine stories above the retail space will be home to some of the largest single plate floors of office space within Minneapolis. We’re talking about some floors having 90,000 square feet of continuous space, a floor plate size most often found in major metropolitan cities such as New York, Chicago and LA.

Those who are lucky enough to work within the building will have access to modern office spaces, a lounge, fitness center, library and an outdoor tenant-exclusive rooftop featuring ample lounge space, fire pits, a garden and of course stunning views of the Downtown skyline.

Who will occupy these amazing office spaces is still unknown. What we do know is that there is one confirmed tenant for the retail space below.

NEW DETAILS ON THE DAYTON’S FOOD HALL & MARKET

Dayton’s Food Hall & Market will be curated by Minnesota’s own, Andrew Zimmern, along with his team at Passport Hospitality.  

New details on the food hall show that it will span over 45,000 square feet and will occupy over half of the basement level along with space on the ground floor at the corner of S 7th Street and Nicollet.

Within the space there will be many different seating arrangements along with a central bar featuring lounge seating. Oh yeah, there will also be 40-50 different chef-driven kiosks. Now, that’s a big food hall.

In addition to that large foot print of the food hall it also appears that there will be a 4,856 square foot retail space tucked into the back corner of the food hall. Could we also be getting a full-service Andrew Zimmern restaurant? Fingers crossed.

While food may be the focus, Dayton’s Food Hall & Market also plans to feature a number of special events throughout the year such as guest appearances and demonstrations, movies, live music and more.

Now with the food hall taking up 45,000 square feet of the 200,000 square feet of available retail space, what’s in store for the rest?

NOT ANOTHER BLOCK E

Mid America Real Estate is leasing the retail space within The Dayton’s Project. A new leasing brochure featured on their website offers new details on how the interior reconfiguration of the three levels of retail space will look.

The basement level will be home to Dayton’s Food Hall & Market (which you just read about) along with 25,206 square feet of divisible retail space and that 4,856 square foot retail space that we also mentioned above. Our prediction is that this level will be devoted to food and entertainment.

The ground floor of the building will include another entrance to the Dayton’s Food Hall & Market and another 50,000 square feet of retail space that is split up into a number of different configurations. The ground floor will also be home to the lobby for the office space on the upper floors of the building. We expect this floor to be a mix of clothing retailers, fast casual restaurants and service oriented retailers

Last but not least is the second floor, which most likely will be the busiest level due to its five skyway connections. It’ll be home to another 50,000 square feet of retail space. We do want to point out that there is one interesting aspect of this level that is called out in the marketing brochure. It’s the “Beauty Hub.”

A BEAUTY HUB? WE LIKE THE SOUND OF THAT.

There aren’t many details available on the 13,256 square feet of space that is designated as the Beauty Hub, but that won’t stop us from speculating.

If you think about it, Downtown Minneapolis is a desert when it comes to cosmetics and beauty stores. Yes, there are plenty of places to get your hair done but when you really think about it there are little to no places for cosmetic purchases. No really, think about it. Your only option is pretty much Walgreens or Target. That could change with the Beauty Hub at The Dayton’s Project.

What we believe the Beauty Hub could be is a creative way for the developers to lure in not one, but multiple brand name beauty retailers. The way they would do so is by creating a hub where each of those retailers can feed off of each others energy and more importantly, each others customer base.

Think cosmetic retailers like MAC, Sephora, Bare Essentials or NYX and salons like Rocco Altobelli or Juut. The collection of these tenants would be a destination for visitors to The Dayton’s Project which also might be why the developers have placed this hub in a large space towards the back of the building.

Currently the space designated as the Beauty Hub is listed as divisible so it’s clear that the developers are looking to secure multiple beauty tenants. Now, the question is, who will step up to the plate and make everyone’s Downtown beauty dreams become a reality?

NEW RENDERINGS OFFER A GLIMPSE INTO THE FUTURE

One of the biggest updates that the marketing brochure features are new renderings of both the interior and exterior of The Dayton’s Project.

Since gaining the right to use the Dayton’s logo it appears that the developers plan on branding the building once complete as simply “Dayton’s.” It’s a perfect way to honor this building’s historical pasT that stretches back over a century.

Other things depicted in the exterior renderings include a change to the ground floor bay windows which will now be replaced with large panes of glass (not garage like doors as originally rendered). The exterior will also undergo an extensive cleaning and restoration of the its brick and stone.

Interior renderings show a number of updates to lighting and finishes. There now appears to be an LED/neon light sculpture that will span the void within the space. Speaking of that void, the new renderings also now show the agreed upon void opening which is slightly smaller than what was originally planned now spanning 1,900 square feet instead of the original 2,500 square feet.

One thing we do want to put out is the fact that plans are always subject to change and that some of the floor plans and renderings that you might see here today may change before the completion of the project.

AN ENTIRELY NEW LOOK FOR CITY CENTER

Renderings have been surfaced for a massive renovation of one of Minneapolis’ tallest towers.

City Center, located at 33 S Sixth Street, is set to receive a large-scale renovation that would touch both the exterior and interior of the building. Leasing documents that have surfaced show that with the renovation a potential rebranding of the mall space could occur which would tentatively be called “CC33”.

Last year City Center 33 South Property LLC bought the 51-story building for a record $320 million dollars. With the purchase announcement the new owner stated that an extensive renovation of the building was in the works with the hopes that it would attract new retail tenants to fill some of the nearly 50,000 square feet of vacant retail space within the mall area. 

The renovation would bring a new modern look to the exterior base of the building transforming today’s non-active façade into a vibrant facade. Renderings within the leasing document show wood accents and metal work cladding the exterior of the building along with two spots for what appears to be digital signage opportunities. The interior would also receive updates to its look which might even include a pop-up wine bar within the large atrium space. And let’s be honest, a wine bar is sure to be an after work hit with the thousands of employees that work in the nearly 50 stories of office space within the building.

As with all projects renderings can always change so there is a chance that as tenants are secured or as more details are solidified in regards to the renovation that these images could change.

Colliers International has been selected as the real estate company who is in charge of securing new tenants for the vacant retail space. The project is managed by Ryan Companies and was designed by DLR Group

At the moment an official construction start date has yet to be announced.

 
800 WASHINGTON AVE S PROPOSALS REVEALED

Sherman's most recent proposal for a mixed-use project at 800 Washington Avenue S.

Round two. Here we go.

The City of Minneapolis issued a RFP (request for proposals) for a 0.56 acre site located at 800 Washington Avenue S back in April, today the proposals were revealed.

Before we start explaining the proposals let us tell you that it wasn't the first time the city was seeking development proposals for the site.

In 2015 the city also submitted a RFP for 800 Washington Avenue S and it received a number of proposals for the site. In the end the city chose a 10 story proposal from Mortenson that would have included a 235 room Hyatt Centric hotel along with 15,000 square feet of office space for the adjacent American Academy of Neurology (AAN) to expand into. However, those plans never came to fruition and shortly after Mortenson was chosen the company walked away from the site.

That brings us to today, a day in which the city of Minneapolis reveals the four proposals it received during round two, one of those proposals being from one of the original developers seeking to build on the site. Let's start with that proposal.

SHERMAN ASSOCIATES (MIXED USE PROJECT)

In 2015 Sherman Associates submitted a proposal for a 9 story mixed-use building with a 140 room Kimpton Hotel, 15,700 sqf of office space on the third floor for Sherman Associates new headquarters, and a 25,000 sqf Pinstripes bowling alley on the first and second floor.

The proposal submitted the second time around looks somewhat similar on paper, however a shift from hotel rooms to apartments has occurred while the exterior design has also been updated.

This time around Sherman Associate's proposal is for a 10 story mixed-use building. The first and second floor would still include a Pinstripes bowling alley, the third story would still be home to office space, this time around space for the AAN, and the remaining floors above would instead be devoted to 112 apartments. 20 percent of the housing units proposed would be affordable units for those making less than 60% of the area's median income.

The estimated cost for the project would be around $54 million.

AECOM (MIXED-USE PROJECT)

AECOM, a developer based out of LA, has proposed a mixed-use project that would be eight stories tall. Little was given on the details of the project, however the building would house 76 for sale condo units along with office space for AAN on the lower floors.

More information should be available in the coming weeks about this proposal.

OPPIDIAN INVESTMENT COMPANY (COMMERCIAL PROJECT)

Based out of Excelsior, MN, Oppidian Investment Company has pitched a six to eight story building that would be entirely commercial. The goal would be to attract a large office tenant that would lease a majority of the space within the project.

Developers state the the building would be perfect for a company who is "image conscious" and a company that "values a human-scale building — not one for 20 tenants in a 250,000-square-foot building." 

Overall the Oppidian's proposal is expected to cost somewhere between $40-$60 million.

Oppidian is also currently developing The Capp, a mixed-use project under construction off of Hiawatha Avenue in Minneapolis. That project made the headlines earlier this year as it will be home to Cub Foods first ever small-format store. In addition to the 46,000 square foot grocery store, there will also be 3,100 sqf of additional retail space, 148 apartment units located on five of the upper levels of the project, and a public plaza.

45 NORTH GROUP (COMMERCIAL PROJECT)

A local startup firm based out of St. Louis Park is proposing a five story, 72,000 square foot building with ground floor retail space and offices on the upper floors.

45 North Group has stated that the building would be energy efficient, even qualifying as "net zero," meaning that the project would generate as much energy as it uses. This would be achievable due to an expansive set of solar panels planned for the top of the building.

No overall price for the project was given.

THRIVANT FINANCIAL DEBUTS PLANS FOR NEW DOWNTOWN HEADQUARTERS

Another full block surface parking lot is about to disappear in Downtown Minneapolis thanks to Thrivent Financial.

Tuesday evening the non-profit company made public the plans for their new headquarters that would be located at the corner of S 6th Street and 5th Avenue S on the northern half of the block. Now, don't fret because you think only half of the lot is getting filled, there's plans for the other half that we'll get to later.

The new 8 story headquarters would not simply be JUST a headquarters for Thrivent, it would also be a space for the community. Included in the project on the first floor would be a coffee shop, chapel, and an art gallery with the upper floors holding Thrivent's offices.

Outside of the building on the corner of Portland Avenue and S 6th Street would be a pocket park complete with public art. Located just a bit south of the pocket park would be a coffee shop and also a grab-and-go cafe, both which would be open to the public.

With Thrivant being a non-profit company, they like to give back to community and do so in many different ways. They see this new headquarters as another way to give back to the community of Minneapolis. Once constructed they hope that the new building will be seen as an welcoming and iconic entry way into Downtown Minneapolis and a place for all to enjoy.

THE DESIGN

Designed by Minnesota based HGA, the building is meant to really embrace the neighborhood. Large amounts of expansive glass are used to provide a transparent space connecting the interior of the building to the outside surrounding neighborhood.

As mentioned above, the first floor of the project would include a chapel along with a meditation room, both of which are currently found within Thrivent's 17 story headquarters a block away. In addition, there would be a company art gallery.

Located on the skyway level would be a full service Thrivent Federal Credit Union that would be open to the public, similar to how Wells Fargo structured their new headquarters. The skyway would connect the Thrivent's headquarters to a planned mixed-use development on the southern half of the site along with HCMC on the east side of the site. In the future, Thrivent's headquarters would link to the greater Downtown skyway system as projects are built on the neighboring blocks.

ADDITIONAL DEVELOPMENT

Now, what exactly is planned for the southern half of the site that we keep mentioning?

Local developer Sherman Associates has drafted up plans for a 12 story, 150 unit apartment building to be located along 5th Avenue S. In addition, on the Portland Avenue side of the site there would be a 9 story, 120 room suite-oriented hotel. The exact brand of hotel has yet to be disclosed as Sherman Associates is still in the negotiation process.

Lastly, positioned between these two projects would be a two story building with a day care and fitness center, both of which are sure to prove popular with the downtown crowd. 

When looking at both Thrivent Headquarters and the Sherman development as one piece you might have noticed something, Minneapolis is going to see ANOTHER entire block of surface parking redeveloped. Does this remind anyone of maybe a currently under construction project just down the block?

If you're thinking of the redevelopment of the Kraus Anderson headquarters then you're spot on.

That project, which is in its final stages, saw the redevelopment of not only the KA headquarters building, but also the entire surface parking lot surrounding it which ended up being an ENTIRE city block. Today, if you drive by you'll find the brand new 5 story Kraus Anderson headquarters, a 17 residential building called HQ that opened this month, a 4 story Finnegan's brewery that is set to open later this month, and lastly, an under construction, 8 story, 165 room boutique hotel that will be part of Marriott's Autograph Collection called Elliot Park Hotel.  If you haven't seen this project recently, check out the webcam here.

Comparing that development to Thrivent's development we get pretty similar projects. Both include the redevelopment of a surface parking lot, the addition of a headquarters, a hotel, and a residential building. The only major difference? Instead of a brewery like the KA project, we'll get a fitness center and day care. 

Now, this is some progressive development that we're glad to see happening in Minneapolis. Let's keep it going, there's a lot of surface parking lots left to be conquered.

Construction is expected to begin in Summer 2018 with a completion in mid 2020.

 
HISTORIC MIXED-USE PROJECT PLANNED FOR NORTH LOOP

A new project is set to change the look, feel, and shopping scene in the North Loop.

Passed in a unanimous vote this week by the Minneapolis Planning Commission, the project will see the restoration, redevelopment, and new construction of a number of buildings within a city block.

The Commutator Foundry Development will be located at 121 and 125 N 1st Street, next door to Aria and behind another large mixed-use project. The mixed-use project will include 19,000 square feet of ground floor retail space and 5 stories of office space above.

The project will see the restoration of the existing Commutator Hotel, the adjacent Foundry Building, and a one story historic facade found at the back of the site located at 121 N 1st Street.

An interior courtyard will run through the south end of the site, it will be both landscaped and hardscaped for use by the general public and commercial tenants on the ground floor. Two levels of underground parking with a total of 54 spaces will be accessible through the alley adjacent to the courtyard.

That back historic facade is what is going to be one of the extremely interesting pieces of this project. In order to build the underground parking levels, the building will be stabilized structurally and moved off site temporarily. Once those lower levels are completed the facade will be moved back to its original location.

A WHOLE LOT OF RETAIL

A month ago we reported of a project next door to this site that will include 22,000 square feet of retail space that could potentially be home to five retail spaces, one of which might just be West Elm.

The Commutator Foundry Development will see the addition of 19,000 square feet more of retail space added to the block, the project ultimately could be home to eight different retailers. Two of those retailers would be accessed from the back side of the building from within the interior courtyard, the rest of the retail spaces would have access from both the streetscape and interior of the building.

Now, if we look at this project and the neighboring project put together, we are looking at 41,000 square feet of new retail space and space that could be home to potentially 13 different retailers.

That is a whole lot of retail space for the North Loop and something that could really change the shopping and dining scene within the neighborhood as ground floor commercial space has become increasingly limited in the recent years.

No retailers or companies have been announced for the project yet.

THE DESIGN AND CONSTRUCTION

While the historic Commutator Hotel and Roe Wolfe buildings will be renovated to nearly their  original forms, the new mixed-use structures will have a much more modern look as designed by Snow Kreilich Architects, a look that still fits perfectly into the neighborhood.

The existing 1 story building and 3 story Commutator Hotel facades will be cleaned, repaired, and patched to match the existing brick. All windows will be removed and stored offsite where they will be repaired and prepped to be replaced in their original locations. 

The exteriors of the new buildings will be clad in a light custom masonry. Floor to ceiling windows will be found on the ground floor while the upper floors will feature aluminum windows.

Construction will begin this summer and will take one year to complete with an expected completion in Mid 2019.

 
CITY APPROVES SONS OF NORWAY REDEVELOPMENT PROJECT

Ladies and gentlemen, it's moving forward. 

Located at 1455 W Lake Street near the corner of Lake Street and Hennepin Avenue, the project would see the demolition of the current four story Sons of Norway office building, a large surface parking lot, 6 residential lots, and an alley way and the construction of two much larger buildings.

While the project is technically four footprints at its base, it really is only made up of two buildings as those lower masses are connected above. The mixed-use building would be seven stories tall while the residential building would be five. Together the two buildings would include 319 residential units along with 23,000 square feet of commercial space.

Now, don't image just one huge building because that's not what the developer is planning. The project is meant to look as if it is composed of multiple buildings (technically it is) which helps break up the overall mass.

THE DESIGN

In order to break up this large project, the buildings will be split into two separate masses that will be connected by a five story glass walkway. 

23,000 square feet of commercial space will be spread throughout the project. The rounded facade on the corner of Lake Street and Humboldt Avenue S will include 16,000 square feet of new office space for the Sons of Norway. An additional 7,000 square feet of ground floor commercial space will be available for retail and restaurant use on the W Lake Street side of the building. 

One five story residential building will begin on the corner W Lake Street and will stretch down the full block of Holmes Avenue S and turn the corner at 31st Street S for about half a block. The other residential portions will flank the curved tower at the corner of Humboldt and Lake and be seven stories tall. All together there will be 319 residential units, with some of those on the Holmes side being ground floor walk up units.

Parking won't be an issue for any residents, workers, or visitors to the project as there will be one level of underground parking that spans the entire project site and includes 323 spaces.

A RARITY: PUBLIC AMENITY SPACE

What is probably one of the most unique factors of the project is that the fact that it includes SO much public amenity space, something that isn't very common with redevelopment projects these days.

Accessible via W Lake Street, area residents can visit a pocket park located between the two buildings. In that space there will be a public plaza that features winding walkways, ample seating, a fire pit and water feature, and a even public skating rank during the winter months.

Sounds like a great place to rest your feet after a day of shopping in Uptown. 

After a few minor changes requested by the City are made developers hope to begin construction on the project this Spring with completion expected in late 2019.

THE DAYTON'S PROJECT

There's a plan in store for the former Macy's flagship space located in Downtown Minneapolis on Nicollet Mall. Images of the planned project leaked a few weeks ago and now the developer, New York based 601W, plans to make those plans public tomorrow.

An article published by the Star Tribune Saturday evening gives a glimpse into what 601W and architecture firm, Gensler, have drafted up for the massive 1.3 million square feet of space. The redevelopment of the building will be spread across 12 different floors and will be located in three different buildings, the total of amount of space being just slightly less than the 57 story IDS Center across the street.


WHAT'S IN STORE

Plans for the project show the basement level and first floor of the building being devoted to public use, with the upper floors being devoted to office space.

The basement level would contain a large entertainment venue with a bowling alley (Dave and Buster's would be a perfect fit) along with a large food hall that would have space for over 20 vendors, some of which would rotate every few months, and a large retail space.

The ground floor is nearly entirely devoted to retail space with a few spaces for food and beverage service. A large retail space will anchor the corner of Nicollet Mall and Seventh Street and will be combinable with the retail space directly below on the basement level.

The upper levels would contain office space with single floors allowing for up to 90,000 square feet of continuous space, something that is rarely heard of in the office marketplace.

Amenity space will also be found on the upper levels of the building that will be available for use by the office tenants within the building. These spaces would include an outdoor rooftop park, a library, a nearly 10,000 square foot fitness center with locker rooms and showers, and more.


A DESTINATION FOR DOWNTOWN MINNEAPOLIS

Developers want to make The Dayton's Project a destination for Downtown Minneapolis.

They hope to bring people in not only by bringing in notable restaurants and retailers, but by also having the first food hall for Downtown Minneapolis, a trend that is sweeping the countries largest cities like New York, Miami, and Los Angeles, by storm.

In addition, there is a strong desire to keep the over century long life of the building alive. 601W plans salvage and preserve as much as possible of the most important and iconic pieces from the building's glory days as the Dayton's Department Store. In addition, the name itself of the project will help that legacy live on.

Plans for some of those iconic pieces, such the famous Oak Room, have yet to be solidified. The developers and architects for the project are working on multiple scenarios for that particular space, some of which would allow the Oak Room to be accessed by the public in its current location, others potentially deconstructing and reconstructing the room within a different space within the building. 

If all goes according to plan, The Dayton's Project's transformation from a vacant retail store to a vibrant downtown marketplace and destination could be complete by 2019.


10 story office project planned for Washington Ave N

Another empty lot in the North Loop may soon become a sprawling 10 story office building if one developer has their wish. The thing is, you probably won't even notice as that's how perfect this building will fit in to the surrounding area.

CPM Development this past fall purchased what currently is a mixed-use building along Washington Avenue North called the Internet Exchange Building. The property included a surface parking lot behind the building and from the day the purchase became public questions began to be asked on what CPM would do with the parking lot behind the building. As most know, parking lots these days in Downtown Minneapolis are limited and if they don't have a development planned on them now, they soon will.

CPM will present plans to the Minneapolis Planning Commission on March 31st for a new 10 story building to be constructed on the surface parking lot at 419 Washington Avenue North. 77 parking spaces will be included in the project on one sub grade level along with the ground floor. The rest of the ground floor will be space devoted to 7021 square feet of retail while floors two through ten will feature 23,420 square feet of office space per floor.

The retail space is currently designed with two sets of doors from the streetscape which means the space could be subdivided. However when you think about how hot the North Loop area is recently when it comes to the restaurant scene it seems very likely that this perfectly sized retail space will be snatched up by another restaurant spearheaded by one of Minneapolis' finest chefs... and we're not complaining.

LET'S TALK ABOUT THE DESIGN

It's gorgeous and very well designed. To be honest, we don't know how quite to describe it... besides the text below.

The ten story (11 including the below grade parking level) structure features a design that is perfect for the North Loop. Clad in brick from head to toe, well...ground to cornice, the building gives off a strong vintage vibe that is sure to fit in with the surrounding buildings.

DJR Architecture is responsible for the overall design which features large expansive "warehouse" styled windows along with numerous arched windows. Something we believe should be noted is the fact that DJR treated the front Northeast facade of the building along with the back Southeast facade (which faces the railway and is across from Dock Street Flats and T3, and office building which is currently under construction) as equal primary facades. This means that both are rich in detail, including full brick work and arched windows. It's an attention to detail that really is going to make a difference.

11 story office building planned for North Loop

Proposal for 616 N. 5th Street | Schaefer Richardson

It's a development frenzy in the North Loop. This week another new project was announced for the ever growing and ever changing neighborhood BY Schaefer Richardson.

Located at 616 N. 5th Street on what currently is the site of a Weather-Rite warehouse, Schaefer Richardson plans to construct an 11 story, 200,000 square foot office building. One level of underground parking would be include, along with two above ground levels that would be wrapped in retail. The design for the overall structure is pretty iconic we'd say and to be honest, we absolutely love it.

The mid-rise features a dramatic use of light and dark tones. Designed by Minneapolis based UrbanWorks Architecture, the overall feel for the building plays off an "urban-industrial" design. 

The unique "saw-tooth" (three triangular peaks) in the roofline create an interesting and defining element to the project which is a good thing as it will arguably be the tallest structure within the neighborhood once completed. However it's not just for looks as the roofline design will allow more natural light to filtrate from the North to the surrounding areas while also allowing for solar panels to potentially be installed facing the south.

A BELIEF IN THE NORTH LOOP

Schaefer Richardson currently owns quite a number of office properties in the North Loop however none are as large as what the company is currently proposing on the Weather-Rite site. While the project is the most recent to be proposed, it's not the only large scale development planned for the neighborhood... or even the block.

Currently United Properties' has a 10 story building in the planning process that will be located directly next to the Target Field light rail stop. The company is looking for a number of lease assurances before construction begins. Overall the development will dramatically change the overall feel and look of the area, especially with Schaefer Richardson's proposed project just down the block.

Meanwhile, across the Interstate 94 exit/entrance roadway that somewhat divides a portion of the North Loop, Hines is currently developing T3, a seven story office building with retail on the first floor that will be the first and largest wood structure of it's type within the country.

While Schaefer Richardson has debuted the plans for their North Loop project they will wait until half of the the space is leased within the building before construction begins. 

AN ENTIRELY NEW BLOCK

As mentioned above, Schaefer Richardson's proposal comes on the heels of this particular block's redevelopment in the last five years. The area use to be filled with almost entirely office and industrial buildings... That was until a few housing developers took a chance and of course the Minnesota Twins selected the area for the new stadium.

Since the stadium opened this portion of Fifth Street has seen a number of new projects. Be The Match opened their brand new headquarters this past winter while last year Junction Flats, a new 6 story, 182 unit apartment building across the street from the Weather-Rite site, opened the year before.

Directly next to the site where Schaefer Richardson has proposed their office building District 600 opened this month, bringing a new 6 story building with ground floor retail and 78 apartment units to the neighborhood. 

What also is quite interesting is that the current proposal from Schaefer Richardson will develop roughly 1/3 of the Weather-Rite site. Depending on how successful the first building is, the company could proceed with two additional phases including more retail, office and potentially even residential space.

Target confirms new Uptown location

Uptown Target enthusiasts, your wish has been granted. On Friday Target officials confirmed that a new store will open in October 2017 in a new mixed-use development on the site of the former Cheapo site. Literally the heart of Uptown.

News that Target is officially coming to Uptown isn't necessarily "new" news. There's been plenty of speculation of what tenant would open in CPM Development's new Lake & Fremont project located at 1300 West Lake Street and 2928 Fremont Avenue South.

The project will bring a new $40 million, 6 story mixed-use building featuring 125 apartments, 5,000 sqf of second floor office space and of course retail space for Target.  The drawing factor for Target to this project was the fact that it not only was in Uptown, but also that the project included 21,000 sqf of continuous commercial space on the ground floor which is uncommon for new projects in the Uptown area.

Target was a logical tenant due to the fact that the company has been waiting to make an entry into the heart of Uptown for a number of years now. The problem was that Target didn't have a store design that was small enough for the neighborhood... That is until last year of course.

That's when the company introduced what then was known as Target Express, now simply as just Target, to the Dinkytown neighborhood and the world. Target's small footprint prototype now has a number of locations across the United States and is the company's biggest focus regarding expansion for the next year. 

What's in store...literally.

Target's new location will feature one level of shopping covering 21,400 square feet. Within the space Target will sell men's and woman's (possibly kids) apparel, groceries and ready to eat-meals, household items and more. 23 parking spaces will be available for those who decide to drive to Target's new location, however most are expected to walk.

The location will also feature a CVS in store Pharmacy (it's a new concept beginning to be rolled out this year since CVS bought Target's pharmacy operations last year). Renderings also show a Starbucks sign in the window however that detail was not confirmed by company officials. 

CPM plans to begin demolition of Cheapo's former space this week with construction of the building beginning immediately after demolition is complete. Construction is expected to be complete in early Fall 2017 with Target opening in October 2017. 

Apartments planned for Uptown site

More housing is on the drawing boards for Uptown.

The site of Cheapo Records is scheduled to be purchased by CPM Cos. in the fall in order to make way for a six story residential building that would feature apartments along with retail and office space.

20,000 square feet of retail space is planned for the ground floor (likely to house a restaurant among other retail tenants) and 5,000 square feet of office space is planned for the second level. At the moment the exact number of apartment units planned for the project has yet to be disclosed. 

And for all those who love Cheapo there is no need to worry about them disappearing. Currently they're currently looking for a new location within the neighborhood to move to once their lease expires in August.

The project would be directly next to The Walkway, a 92 unit luxury (and when we say luxury we mean LUXURY) apartment building that opened last year. It also would be blocks away from the new condominium project announced last week by Graves Hospitality.

ESG Architects is behind the design of the project. It features what appears to be a gold, grey, and white color scheme. At the each corner there are seven story "end caps" that feature large balconies. It appears that almost all the units in the building would have a balcony.

If all goes according to plan CPM hopes to close on the site in the fall and have construction underway by February 2016.

 
PROJECT UPDATE: Wells Fargo Towers

The new Wells Fargo Towers, the focal pieces of the new Downtown East redevelopment, have officially been topped out (look for the tree on top of the building on the left in one of the photos below). The twin 18 story structures are scheduled to be completed for January 1st, 2016.

With the physical bones of the structures in place the facade work has begun stretching towards the skies. Ryan Companies has also begun work on prepping the two blocks that will become home to "The Commons", the two block park that will be the centerpiece of Downtown East. You can see the recently released renderings for that project here

800 Washington Avenue draws proposals from three developers

The proposals are in... meaning it is time to report.

The city of Minneapolis has officially closed the option for developers to submit their plans for the development of 800 Washington Avenue. The site is owned by the city of Minneapolis and sits directly next to The American Academy of Neurology and the Aloft Hotel. Three developers stepped forward with each submitting plans for a hotel development. 

We would love you input on what design you think is the best being this is a competition afterall. At the bottom of this article is a poll in which you can submit your input.


MORTENSON CONSTRUCTION

Mortenson Construction has submitted plans for a nine story structure that would feature a 188-room Hyatt Centric hotel.

The building would include a restaurant on the ground floor along with additional retail space, hotel rooms on floors two through eight, and what appears to be banquet space / office space on the ninth level. The building would also have outdoor patio space on multiple levels.

Within the project there will be about 15,000 square feet of office space that would be used by the The American Academy of Neurology. Currently the professional society has their 63,000 square foot, $20 million (absolutely stunning) headquarters next door which opened in 2012. There is another option for an an additional 15,000 square feet of office or banquet space within the building that the The American Academy of Neurology would be able use if the need arises.

ESG Architects is the designer behind the Mortenson Construction development. They currently are probably one of the most prominent architectural firms within Minneapolis area regarding new construction projects. We guarantee you probably driven past at least two of their projects within the last day.

The restaurant component would be spearhead by a Dallas company called Culinare. They're no strangers to the area, let alone the neighborhood, as they are responsible for Sea Change, the restaurant at the neighboring Guthrie Theater. Shea Inc would be responsible for the design of the restaurant.

Marcus Hotels and Resorts would operate the Hyatt Centric hotel. The brand has yet to enter the Minnesota market as it is less than a year old. The company recently opened two locations in April, one in The Loop in Chicago and also one in South Beach Miami. 15 additional locations will open this summer in cities such as New York, Paris, and Atlanta.

Hyatt Centric was created in order to appeal to the Modern Explorers of the world and is meant to be truly be more than just a hotel. "At Hyatt Centric, you'll find everything that you you need as you prepare for a business meeting, take in the local sites, or take advantage of a last-minute long weekend" their website says.

SHERMAN ASSOCIATES

As we discussed earlier in the week Sherman Associates is also proposing a nine story hotel that would feature 140 rooms. While Sherman Associates has yet to divuldge full details regarding the project it can be seen from their latest rendering that the project would take on a very modern design approach.

A 25,000 square foot, two level, Pinstripes is proposed for the building and would be located on the ground and second floor. Pinstripes is a entertainment venue that features a bistro with Italian/American food, a bowling alley, bocce ball, and of course a bar. 

Kimpton Hotels is the hospitality partner that Sherman Associates is working with for the project. Currently there is only a single Kimpton Hotel in the state and that is The Grand Hotel on Second Street in Downtown Minneapolis. Years back a Kimpton Hotel was floated for the Mall of America however we all know that that project ended up being the Radisson Blu.

Kimpton Hotels was established back in 1981 by Bill Kimpton. Today it is the largest chain of boutique hotels in the United States. While many of the company's hotel are independently branded there are also two "branded" chain hotels called the Hotel Monaco and the Hotel Palomar. If one were to appear within Sherman Associates development is most likely would be the Hotel Monaco brand.

Most Kimpton Hotels are branded individually meaning it is not simply called a "Kimpton". Details on what type of hotel or what the potential name could be likely would not be established until the city of Minneapolis recommends a project to move forward in late Summer.

Within Sherman Associate's development there also is around 20,000 square feet of space for them to move their company headquarters from across the street at the Old Spaghetti Factory building.

Sherman Associates also will begin work soon on their Thresher Square restoration which will be converted into a new hotel. Sherman Associates will also construction a new seven story mixed use building with 175 apartments and 30,000 square feet of retail (which is rumored to include a Trader Joe's).


SATURDAY PROPERTIES LLC

Brent Rogers and his company Saturday Properties LLC is proposing another hotel in a six story building. The hotel would feature 166 rooms and would be branded as an Element by Westin. 10,500 square feet of retail space would be located on the first floor with at least one restaurant located within that space.

Designed by BKV Group, another architecture firm that Minneapolis can pride themselves on, the building features a very modern design that reminds us of the new residential project proposed over on 10th and Marquette.

The overall project would not stick out as much as the other projects proposed as the height of the building would be comparable to The American Academy of Neurology and the Aloft Hotel located on each side.

Element by Westin was launched in 2006 by Starwood Hotels and Resorts is a styled as an extended stay hotel. The brand is is the first hotel of the Starwood Brand that is intended to be environmentally friendly. This means that the hotels are built eco-friendly from the ground up including many recycled materials along with using energy efficient lighting and plumbing fixtures.

Unique mixed use project planned for Midtown

Midtown might just get a little taste of New York City if two out of state architects have their way. "Midtown Crossing" is a new residential and office project that is planned for 2389 11th Avenue South on a site that is currently owned by one of the architects.

The project itself would include two levels of underground parking for a total of 55 spaces with one of those levels including office space also. The ground floor would be devoted to townhouse styled units that are essentially set up with their own entry from the street to encourage a "live/work" environment and the second level being devoted to bedroom space. The second through fifth floors would include residential units of varying sizes allowing for multiple family types to call Midtown Crossing home. The entire project itself would include 55 residential units.

The reason the project is taking quite a bit of the spotlight when it comes to development news lately is due to the fact that it is drastically different from any other residential project being constructed in the Twin Cities to date. The exterior of the project is designed in an industrial style featuring large amounts of glass and metal accents. Each floor plate is designed so that it is offset from the floor below which allows for varying floor plans inside, larger balcony space, and also it allows for more sunlight to enter the surrounding neighborhood. 

The project is a model for sustainable design and features many energy efficient elements such as solar paneling on the roof along with garden plots for residents, metal facade screens that can black sunlight during the day from entering residential units, and window glazings to protect thermal temperatures inside. The goal is to make the project as energy efficient as possible, ultimately producing zero emissions would be ideal.

The project has quite a few hurdles to cross when it comes to the city planning processes. Part of the site is currently owned by one of the architect's fathers however in order for the entire project to be built additional sites would need to be acquired. On Thursday the developers and architects will meet with city officials to see if the project will be able to acquire additional sites. Depending on city feedback plans could change in the future.

45 story tower in design phase for TCF Bank site

There's another project that has entered the design phase and could soon be gracing the skyline of Minneapolis. Oh and we should mention that this time around it's one of the biggest yet.

Sam Black of the Minneapolis/St. Paul Business Journal reported last week on the plans that Franklin Street Properties is in discussions about for part of the site where TCF Bank currently has their downtown Minneapolis headquarters located. It's been clear for over a year now that redevelopment plans were in store for the sight however those development plans remained unknown.

Franklin Street Properties is now including in one of its potential designs a tower of 45 stories. That tower would include a 4 star hotel in the base, about 200,000 square feet of office space in the middle and topping the structure out would be about 150-200 residential units. It would be quite the structure and quite the gain for the core of downtown Minneapolis. Another proposal currently being evaluated by Franklin Street Properties is one that would include strictly just office space of about 200,000 square feet.

At the current moment it seems as if the larger proposal is most likely to be the one to move forward in the design phase. Franklin Street Properties is already in discussions with a tenant that would take about 100,000 square feet of the office space, hotel operators are also interested in 250-300 rooms along with multiple residential developers who are interested in the residential aspect of the project. 

TCF Bank will vacate the corner space in 2016. It is unclear when redevelopment of the project exactly will begin but it is likely to be soon after.

 
Minneapolis selects United Properties for redevelopment of Nicollet Hotel block

Minneapolis has finally spoken about who they are recommending as the developer for the former Nicollet Hotel block in Downtown Minneapolis the MSPBJ reported today. From us here at The Development Tracker we would just like to pat Minneapolis on the back (if that is somehow possible) and say wise choice.

Minneapolis put a call out last year for development proposals for the block that use to be home to the grand and iconic Nicollet Hotel. Minneapolis was looking for a new development to be constructed on arguably one of Minneapolis' most development primed sites but there was a catch as Minneapolis didn't want just anything built there. The requirement was for a development that was for sure just not going to be another six story residential project. The new development needed to be grand, iconic, and over 20 stories tall. 

Four groups submitted proposals for the site. Doran Companies submitted plans for a 30 story structure that would include apartments, a hotel, offices, and retail while Mortenson proposed a 31 story structure with 273 apartments. Then there was Duval Development who submitted something truly iconic, an 80 story structure that would stand about 100 feet taller than the IDS building which is currently the state's tallest building. However Duval's proposal was taken out of the running when financially backing could not be proven. The winner of them all was the proposal put forward by United Properties.

Called "The Gateway" United Properties proposal includes a 36 story building that will include luxury apartment units, a 183 room Hilton hotel, along with restaurant and retail space on the street level and even the possibility for a charter school along with some office space on the skyway level. 

Mortenson worked with Duluth based LHB Corp, StaurtCo which currently is responsible for the development of One Southdale Place in Edina, MN, Aimbridge Hospitality, and FRM associates which is based out of Minneapolis.

More details will emerge today regarding the project. City officials say United Properties proposed a project with the highest development cost along with the highest purchase price which played a large role in its recommendation of the project.
