A new residential project will be constructed just steps from Minnehaha Regional Park and of course, the gorgeous and stunning Minnehaha Falls.

Located at 4737 Minnehaha Avenue, Portico At The Falls will stand four stories tall and include 26 condominium units once complete. That’s right, you read that correctly, Minneapolis is finally about to get some more condos.

The site will encompass what today is two sites located at 4721 and 4737 Minnehaha Avenue with one site currently being home to a vacant auto repair business and the other a duplex. 

Portico’s residential units will feature 10 flexible floorplans that include one bedroom, one bedroom + den, two bedroom and two bedroom + den units. Five walk-up units will be included within the project with four being located along Minnehaha Avenue and one being located off of Nawahada Avenue. On the top floor of the building there will be three, two-bedroom plus den penthouse units, each featuring their own private rooftop patio. Units within Portico will be priced between $250,000 and $950,000+.

Within the building, one underground level of parking accessed via a ramp off of the alley located behind the building will include 27 parking stalls. Each condominium unit within Portico will receive one parking stall with the option to add additional parking stalls via a car lift system. Bicycle storage space will also be provided within and outdoors the building. 

LHB Group is responsible for the design of Portico. When designing the building it was important to take into account that the site is located upon a transition zone from a busy intersection to single family homes. Therefore, Portico will stand four stories tall on the corner of Minnehaha Avenue and Nawadaha with the façade stepping back as it heads along Minnehaha to give the appearance that the building is only three stories tall.

The exterior of Portico will be clad in brick, metal paneling, stucco and fiber substrate lap siding. Low limestone walls, concrete walkways and high-quality landscaping will help to create a seamless connection to the Minnehaha Regional Park next door.

Portico is being co-developed by the Lander Group and Minneapolis-based Assembly with interiors have been designed by Martha Dayton Design

118 affordable apartments will be complete in just a few months in the Holland neighborhood.

Hook & Ladder Apartments is currently under construction at 2320 Jefferson Street NE. That’s just down the block from the planned market-rate apartment project that we reported on earlier this week (you can read about that project here). When Hook & Ladder is complete later this Fall the project will include two residential buildings, one standing five stories tall and the other three stories. 

Residents who live at Hook & Ladder will need to meet the requirement that their household income is 60% of the area median income or below.

Units within the buildings will range in size and include one, two and three-bedroom layouts.  

One unique aspect of the project is that the taller building has been designed in a way that is consistent with Green Communities requirements (think water saving fixtures, green materials, etc) while the shorter building has been designed to comply with Passive House Certification.

What is Passive House Certification exactly? Buildings that meet the requirements are designed so that they are ultra-tight and high insulated. In the end this ensures that the building consumes less energy for heating and cooling while also improving the overall air quality. 

Residents of the two buildings will have access to shared amenities including a courtyard spanning between the two buildings, an outdoor children’s play area, a dog run and garden plots. Amenities within the three-story building will include a large community room, a fitness center, a library and business center. The five-story building will have a ground floor bike storage room and will also have access to the amenities within the three-story building.

118 parking spaces are included within the entire project. 59 are located on one underground level beneath the three-story building while there are 15 covered and 44 uncovered spots located on a surface parking lot that is accessible off Jefferson Avenue.  

Hook & Ladder Apartments is being developed by Newport Midwest and The Landon Group. The building was designed by LHB Corp and Wenck Associates.
